A Leak Report From the People Who Build Waterproofing

A lot of leak and defect reports are written by people who inspect buildings for a living. Ours are written by someone who installs and repairs waterproofing for a living.

Since 2012, Waterproofing Solutions Australia has waterproofed and repaired bathrooms, balconies, rooftops, planter boxes and basements across Sydney, from family homes through to high-rise and commercial builds. We know how these systems are meant to go together, and we know the handful of places they almost always fail.

That experience means our reports get to the actual source of the water, not just the stain on the ceiling, and the fix we recommend is one that will actually last.

When You Need a Leak or Defect Report

If water is showing up somewhere it shouldn’t, the sooner the source is found the cheaper it is to fix. We’re regularly called in for:

Leaking Showers & Bathrooms

Water coming through to the next room or the ceiling below, swollen skirtings, doorframes or vanities, and tiles that sound drummy or keep cracking.

Balcony & Deck Leaks

Staining, dripping or flaking paint on the ceiling or walls under a balcony, deck, terrace or courtyard.

Rooftops, Planters & Podiums

Leaks under flat roofs, trafficable roof decks, planter boxes and podium slabs, where the source is rarely directly above the drip.

Basements & Retaining Walls

Damp walls, white salt deposits, water coming through cracks, tie holes or construction joints in below ground structures.

Strata & Owners Corporations

Working out which lot or which part of the common property is causing the leak, so the right party can get it fixed.

Builder & Workmanship Concerns

A clear written record of what we found before you raise it with your builder, insurer or NSW Fair Trading. We also help builders who want a second set of eyes before responding to a defect claim.

Warning Signs of Failed Waterproofing

Waterproofing problems are usually hidden under tiles and screeds long before anything shows. If you’re noticing any of these, it’s worth getting it looked at:

  • Mould or a musty smell
  • Bubbling or peeling paint
  • Water stains on ceilings
  • Drummy, loose or cracked tiles
  • Grout or silicone breaking down
  • White powdery salt on tiles or walls
  • Rust stains around balustrades
  • Swollen skirtings, frames or vanities
  • Damp carpet next to a wet area
  • Drips from a balcony soffit

How We Investigate

Talk It Through

Tell us what you’re seeing, when it started and when it gets worse, like after a shower or heavy rain. Photos help us come prepared.

Site Inspection

We inspect the area and the details that usually cause leaks: falls, drainage outlets, puddle flanges, hobs and door sills, upturns, terminations, penetrations and sealant joints.

Testing

Moisture readings map how far the water has travelled, and targeted water testing isolates the source, whether it’s the membrane, a junction, the plumbing or the building envelope.

Written Report

You get a clear written report with photos, the cause, and exactly what needs to be done to fix it.

Non-invasive by default. We don’t lift tiles, cut into walls or remove anything without explaining why and getting your OK first.

What’s in Your Report

Every report is written in plain English so you, your strata manager, your builder or your insurer can understand it and act on it.

  • Property details, the areas inspected and the scope of testing
  • Annotated photos of every issue found
  • Moisture readings and water test results
  • The likely source of the water and how it’s getting in
  • Our assessment against the relevant requirements, including AS 3740-2021 for internal wet areas, AS 4654.2-2012 for external membranes and the National Construction Code
  • The visible extent of damage
  • A recommended rectification scope, from a targeted repair through to a full strip out and re-waterproof
  • On request, a fixed price quote to carry out the repair

Frequently Asked Questions

What’s the difference between leak detection and a defect report?

Leak detection is about finding where the water is getting in. A defect report goes further and records what’s wrong with the waterproofing or its detailing, how it compares to the relevant Australian Standard, and what needs to be done to fix it. Most of our inspections cover both.

How much does a leak or defect report cost?

It depends on the size of the property, how many areas need inspecting and how much testing is involved. Get in touch with a few details and photos and we’ll give you a fixed price before anything is booked in.

Will you need to lift tiles or open up walls?

Usually not. Most inspections are non-invasive. If an area needs to be opened up to confirm a finding, we’ll explain why and get your approval first.

Can I give the report to my builder, strata or insurer?

Yes. The report is written as a clear record of what was found, so you can pass it on to your builder, strata manager, insurer or NSW Fair Trading. If your matter is already heading to NCAT or court, let us know upfront as those reports have specific requirements.

Can you fix the problem once it’s found?

Yes. We’re a licensed waterproofing contractor, so we can quote the rectification works as part of the report. You’re under no obligation to use us.

Do you inspect strata and commercial buildings?

Yes. We inspect houses, apartments, townhouses, strata common property and commercial buildings, including rooftops, podiums, planter boxes, balconies and basements.

What areas of Sydney do you cover?

All of Sydney, including the Eastern Suburbs, Inner West, North Shore, Northern Beaches, Hills District, Western Sydney, South West Sydney and the Sutherland Shire.
