Balconies Take the Worst of the Weather

Balconies, terraces and decks sit out in full sun and rain for decades, and they move with the building. When a balcony membrane fails, the water usually shows up somewhere else entirely, in the ceiling below, the wall of the room next door, or as rust and staining around the balustrade.

WSA installs and repairs external waterproofing to AS 4654.1 and AS 4654.2 and the National Construction Code, with the upturns, terminations, drainage and door threshold details done properly. We work on new builds for builders and on remedial balconies for homeowners and strata.

Where Balconies Usually Fail

Most balcony leaks start at the edges and penetrations, not in the middle of the slab. These are the details we focus on:

  • Falls to drainage outlets so water does not pond
  • Puddle flanges and outlets properly sealed into the membrane
  • Upturns at walls and door sills to the required height
  • Balustrade and post penetrations sealed
  • Membrane terminations and edge details
  • Compliance certificate issued

Frequently Asked Questions

Why is my balcony leaking into the room below?

Common causes are failed membranes, poor falls, leaking outlets and missing upturns at the door. The water often travels before it appears, so the source is not always directly above the stain. A leak report will pinpoint it.

Which standard covers balcony waterproofing?

External above ground membranes are covered by AS 4654.1 and AS 4654.2, called up by the National Construction Code.

Can you waterproof over existing tiles?

Some systems are designed for that, but it depends on the condition of the tiles and what has failed underneath. We will tell you honestly whether it will last or whether a strip out is needed.

Do you do strata balconies?

Yes. We work with owners corporations and strata managers on remedial balcony waterproofing.

How long does balcony waterproofing take?

It depends on the size, the finish and whether the old tiles need removing. We will give you a timeframe with the quote.
